Roof coating starts with a roof condition survey. We check the substrate for wet insulation, mend blistered or delaminated sections, reseal each seam, and apply a primer wherever adhesion looks questionable.
For most low-slope roofs we specify a silicone coating, an acrylic coating, or a polyurethane coating depending on ponding water and foot traffic. Henry and Tropical Roofing make acrylic and silicone restoration systems; GAF Everguard and Gaco cover TPO and silicone work.
A coating costs a fraction of a tear-off, keeps the old roofing out of a dumpster, and its reflective surface drops rooftop temperature on hot humid summer afternoons. Cure time runs a few hours to a day, depending on humidity.
Coverage rate matters more than anything: too thin a coat flakes off fast. We check wet film thickness with a gauge and confirm dry film thickness once cured, because UV degradation and tensile strength both depend on getting the mils right.
